A restoration estimate is only as good as the inspection behind it. This is how we assess an enclosure and turn what we find into a scope, so the estimate you receive is itemized rather than a single number.
Members
Every beam, upright and gutter is sighted for straightness and checked at the connections. Minor bends are noted for correction; members that have buckled are noted for replacement where the frame design allows, or flagged if they mean the structure is beyond restoration.
Anchors and Connections
Wall anchors at the deck and the super-gutter connection to the house are tested. Loose or corroded anchors are replaced; a wall that has lifted or a frame that has shifted on its anchors changes the conversation to structural repair first.
Hardware and Cables
Fasteners are inspected across the frame, not sampled. On a restoration every zinc screw is replaced with stainless steel regardless, so the count matters for time rather than for the decision. Cable braces with corroded ends or missing turnbuckles are replaced.
Finish
Chalk depth, peeling and earlier paint jobs determine how much preparation the surface needs: mechanical oxidation removal everywhere, failed coating taken back to a sound edge, rust neutralized and sealed at each penetration.
Screen and Doors
Panels are graded for replacement, roof panels are checked for sag, and doors, closers, latches and chair-rail caps are listed for renewal. Mesh upgrades are quoted by wall.
Site Conditions
Saltwater exposure, well-water staining, tree cover, access for lifts on elevated homes, docks and seawalls to protect, and community contractor hours all go into the schedule and the estimate.
What the Estimate Looks Like
Repairs, hardware, preparation and coating, screen, and optional upgrades are separate lines. If the inspection finds a frame that restoration cannot fix, we say so and point you toward a replacement contractor rather than selling a project that will not last.
