A little preparation before you request an estimate makes the estimate faster and more accurate. This is the list we wish every homeowner ran through before sending photos.
Walk the Structure
- Sight along each main beam and upright from the corners; note anything bent or bowed.
- Push gently on each upright at the deck; note any movement at the anchors.
- Look up at the roof panels for sagging between beams.
Inspect the Hardware
- Count how many screws are streaking rust: a few, most, or all.
- Look for white corrosion blooms at fastener heads and along the bottom rail.
- Check the cable braces for corroded ends or missing turnbuckles.
- Check corner brackets and gussets for cracks.
Judge the Finish and the Screen
- Rub a beam: white powder means chalk.
- Note where the finish has peeled and whether an earlier paint job is lifting.
- Press a screen panel: does it flex or crack? Is it dark or grey?
- Note torn panels and roof panels that hold water.
Decide What You Want
- Same color, or a change to bronze or black?
- Mesh upgrades: no-see-um near water, pet screen on the bottom row, privacy or solar on a wall?
- A picture-window conversion on the view wall?
- New screen doors or an additional door?
Check the Rules and the Calendar
- Community color standard and whether a color change needs approval.
- Contractor hours and gate access in gated neighborhoods.
- Seasonal timing: the dry season is easiest for coating; summer needs a weather buffer.
- If you are away part of the year, who can provide access.
Take the Photos
One photo of the whole cage from the yard, one from inside the lanai, and close-ups of the worst hardware, any damage and any peeling. Send them with your address and we reply with a written estimate that separates painting, restoration and screen work.
