Search for the cost of a pool enclosure in Florida and you will find figures for new construction. What you will not find is the comparison that matters to most homeowners who already have a cage: what does it take to build new versus bring the existing frame back? Here is how the two options differ, beyond the price.
What a New Enclosure Involves
- A building permit and engineered drawings for wind load.
- Demolition and disposal of the existing frame.
- Lead time for fabrication and permitting, which stretches through the busy season.
- Inspections during and after construction.
- Typically lighter-gauge aluminum than many enclosures built in the 1980s and 1990s.
What Restoration Involves
- A member-by-member inspection of beams, uprights, gutters, cables and anchors.
- Structural corrections where the frame allows, and replacement of failed brackets, cables and anchors.
- Stainless hardware throughout.
- Full surface preparation and an exterior aluminum coating in the color you choose.
- New screen after the coating cures, with mesh upgrades by wall.
- Days rather than months, with no permit for cosmetic and hardware work.
When Replacement Is the Right Call
Replace when main beams are buckled, the frame has lifted off its anchors or shifted, corrosion has eaten through structural members, or you want a taller mansard profile or a different footprint that the existing frame cannot provide. In those cases restoration would be money spent on a structure that has already failed.
When Restoration Wins
Restore when the structure is straight and anchored and what has failed is the finish, the hardware and the screen. That describes the majority of enclosures we see, including many that took storm damage and were patched quickly. Older frames are frequently heavier than modern replacements and restore very well.
How to Decide
Sight along the beams from each corner, push on the uprights, and look at the anchors at the deck. Then send photos.
